KPC completes investment in

Lakeshore Leisure Group

KPC has completed the simultaneous acquisitions of two independent holiday parks in the South West of England, thereby creating a new holiday parks business named Lakeshore Leisure Group (‘LLG’).

The first park acquired is Otter Falls in East Devon, where the existing park extends to around 14 acres, with further development land of some 40 acres, and comprises 16 holiday letting cottages and 13 Scandinavian style lodges set around three lakes.

The second park, Clawford Lakes in North West Devon, is a freehold holiday complex set in 78 acres of countryside, with 16 fishing lakes, 24 self-catering units, eight B&B rooms, 6-bed farmhouse and bar and restaurant area. The site benefits from significant outline planning permission for holiday accommodation and represents a rare opportunity of scale to expand a picturesque site that already has core central facilities in place.

Stephen Twiss, who is appointed LLG’s CEO, is an experienced operator who has spent of 9 years at Bourne Leisure, where he was Head of Sales for the Caravan Parks division, and more recently was MD at Luxury Lodge Estates, an operator of high quality lodge parks.KPC will be working closely with Stephen to capitalise on significant opportunities for performance uplift through better operational practices, targeted investment in the existing units and the addition of new letting units aimed to cater to evolving British consumer tastes.

We believe the combination of sustained growth in UK staycations, KPC’s previous successful experience of investing in the domestic accommodation sector with Bridge Leisure, the partnership with a talented sector operator in Stephen, the asset-backed business model and the opportunity for significant further investment in these sites and future acquisitions should drive attractive capital returns for our investors.
